Why use a mortgage broker?
Should I get a fixed rate or variable rate loan?
In a recent survey by Deloittes 63% of borrowers who used a bank said they would choose a broker over a bank for the next transaction.
Brokers now write over 60% of all home loans in the Australian market and this is growing year on year.
Mortgage brokers are specialists in lending and they know how to find the most appropriate products for their client's needs for that time in their life. They also have a wide range of lenders to choose from that means that you have a far better chance of saving money.
What is an exit strategy?
An exit strategy is a plan for what will occur with your loan when you retire. If your loan term extends past typical retirement age (around 70 years old), a lender will normally require to see evidence that you will be able to afford the repayments. For borrowers who take out an owner-occupied home loan, selling the house is not seen as a valid exit strategy.
The exit strategy will vary according to your age, asset position, income and retirement plans, so you will typically need to provide all these details to your lender.
Historically variable rate loans have been a better option for clients. Fixed rates are best used when you really need some certainty about your repayments for a set period of time.
Alternatively, if it gives you peace of mind to fix at a low rate then that might well be the right move for you. Many people feel anxious that interest rates will move and they may be in an uncomfortable position.
In 2020 we are in a period of a most likely downward trend in interest rates. If you lock into a fixed rate you will not benefit from the reduction of variable rates loans.
When should I refinance?
Your current loan facilities should be reviewed yearly. We have found that as the loan facilities age they tend to become less competitive. You should definitely have a comprehensive review of your whole financial plan at the conclusion of year two.
